Morning View - Sales Policy & Priority Procedures
For Upcoming Phase Releases
Thank you for your interest in our Morning View neighborhood in Santee. Because of the great interest in this neighborhood and the limited number of homes available, McMillin Communities has established a Priority Registration Process consisting of the following procedures:
- Preview: Meet with a Morning View Sales Representative to tour the models/homesites and get an overview of the community, the features included in the homes, the Sales Policy and Priority Registration Procedures, and an understanding of the differences between various homesites being released. The purpose of the meeting is to fully acquaint you with the specifics of the homesites and purchase process in order to make an informed purchase decision.
- Prequal: McMillin Communities policy is to apply with McMillin Home Mortgage. One of the first steps in the home buying process is to get pre-approved through McMillin Home Mortgage. Our Loan consultant is Scott Johnston (858) 382-9949. To expedite the approval process, complete the simple application online. Log on to www.mcmillinhomemortgage.com.
If you are a contingent buyer (one who needs to sell your home), please contact xxxxx with at 619-123-4567 to confirm your home qualifies for this program.
- Purchase: The next Morning View sales release will be announced and listed on our website at www.mcmillincommunities.com.
- Prospective Buyers who are interested in purchasing a homesite in a release must have completed all of the above requirements to be eligible to purchase. On the morning of our next release, you need to check-in with the sales representatives. It is not necessary to arrive earlier than the specified time and there is no need to camp out. After everyone has checked in, homebuyers will be called in chronological order – by date. By choosing a homesite at this release, you will use your position and be removed from the Priority List. No transfer of priority will be permitted. If you desire to purchase a home in a future phase, you will want to defer your name on the Priority List and maintain your position.
- Failure to appear in person at any sales release, to either purchase a home or defer your position will result in the removal of your name from the Priority List.
- Morning View homesite deposit is $10,000. With so many prospective buyers and a limited number of homes to choose from, the home or lot you prefer may not be available. Please prepare a second and third choice for your new home and lot.
- McMillin Communities reserves the right to pre-sell properties to individuals, including employees and affiliates, prior to the release, and to change and/or amend the sales process procedures without prior notice.
- McMillin Communities reserves the right to change elevations, specifications, materials and prices without notice. Window locations, sizes and styles, ceiling heights, entry and room dimensions vary per plan and elevations. All square footages herein are approximate. The availability of certain options is subject to construction status and schedule. Optional features may be predetermined and included at additional cost on select homesites.
NOTE: If you are working with a broker, in order for the broker to be paid a commission, they must have registered you as their client on your first visit and completed the broker registration form.
